cancellations

We understand that plans change, so we’ll work with you to modify your reservation, as needed. However, as a small property with only a few rooms, we rely on each and every reservation, so we have a moderate cancellation policy as follows:

• Free Cancellation - Up to 24 hours after booking.

• 10% Cancellation Fee - After 24 hours from booking to one week prior to reservation.

• 50% Cancellation Fee - Within one week prior to reservation.

NOTE: For reservations made during Balloon Fiesta, Thanksgiving, Christmas or New Years, guests must provide at least 14 days cancellation notice to receive a partial refund of the deposit.

*For bookings made over 180 days in advance, refunds as per the above policy are subject to a 5% transaction fee.

• For security purposes, please lock the front gate as you come and go. Please do not give the gate code to non-b&b guests.

• Please notify the manager of any non-b&b guests entering the property.

• If you would like to inquire about our pet policy, please reach out directly before booking.

• Smoking is not permitted on the property. Please ask for directions to a designated smoking area.

• The kitchen stoves and ovens are for staff use only. Please help yourself to utensils and use of the microwave.

• We allow service animals that have been trained for a specific purpose.
